ServicesOngoing Compliance Support
Ongoing Compliance Support in Tamarac
You win a Live Local Act exemption once, then you have to keep it every year. We watch your rent limits, set-aside units, resident income files and filing dates, so a small slip doesn't cost you tax savings you already qualified for.

What ongoing compliance support is
Most exemptions don't fail at the application. They fail in the months after, when a lease gets signed above the rent limit, a resident file is missing a pay stub, or a set-aside unit quietly turns over to someone who doesn't qualify. Nobody notices until the next filing, and by then the fix is harder.
Ongoing compliance support is us checking those details on a set schedule, all year. We work from our office and meet with you and your leasing staff by phone or video. You get a short written report after each check that says what's in order and what needs attention.
It's the right call if you already hold the exemption, or are close to it, and you want someone besides your busy site staff keeping the file clean.
What we handle for you
- Rent limit tracking
- Income and rent limits are updated each year. We flag the new numbers when they come out and check that every set-aside unit's rent fits the band it's counted in. A rent that's a few dollars over can put that unit out of compliance.
- Set-aside unit count
- We keep a running list of which units count toward the exemption and at what income level. When a unit turns over, we confirm the count still meets the requirement before it shows up in a filing.
- Resident file checks
- Each cycle we pull a sample of new leases and renewals and look for income proof, signed certifications and dates that match. Anything missing gets listed unit by unit, so your staff knows exactly what to go get.
- Deadline calendar
- FHFC certification and the county DR-504AFH filing each have their own dates. We keep one calendar for your property and remind you well ahead, with what's needed for each step.
- Questions from the county or FHFC
- If the Broward County Property Appraiser or FHFC asks for records, we help you pull together a clear, organized response.
Signs you could use ongoing support
Your last filing was a scramble
If the annual paperwork meant digging through boxes and emails at the last minute, the file isn't being kept up during the year.
Leasing staff has turned over
New staff often don't know which units are set aside or how income has to be documented. That's where most mistakes start.
You haven't adjusted for new rent limits
If renewals went out without checking the year's updated limits, some set-aside units may already be over.
A letter arrived asking for records
A request from the appraiser or FHFC is easier to answer when someone already knows where everything is.
The property changed hands or refinanced
A sale, refinance or management change can affect who files and what records carry over. It's worth a review before the next deadline.
What moves the cost
There's no one price for compliance support because properties differ a lot. The cost depends mostly on how much there is to track and how often you want us checking. We give you a clear written quote by phone after we look at your property.
Number of units
More units, and more set-aside units, mean more files and more rent checks each cycle.
Condition of existing records
A property with organized files costs less to support than one where we first have to rebuild missing records.
How often we check
Monthly reviews take more time than quarterly ones. Higher turnover usually calls for more frequent checks.
Number of properties
Owners with several buildings in Tamarac and nearby towns like Coral Springs or Margate can often share one calendar and reporting setup.
Changes during the year
A sale, refinance or management switch adds review work beyond the regular schedule.
How the work runs
- 1
Start with a Live Local review
We go through your current exemption status, rent roll, set-aside list and resident files. You get a plain list of what's solid and what's at risk.
- 2
Set up a clean compliance file
We organize records by unit and by year, so anyone on your team can find a document in a minute instead of an afternoon.
- 3
Scheduled reviews
At whatever interval we settle on together, we look over the latest leases, renewals and move-outs. After each pass you get a brief written report listing any fixes.
- 4
Hand-off to the yearly filings
When renewal season comes, the file is already in order. Our annual recertification and county DR-504AFH filing work starts from records we've kept current all year.

Questions about ongoing compliance support
Do I need this if I already have the exemption?
That's when it matters most. The exemption has to be supported again each year, and the problems that sink it usually build up between filings. Regular checks catch them while they're still easy to fix.
Will you deal with my residents directly?
No. Your leasing staff keeps the relationship with residents. We tell your team what documents are missing and review what they collect.
How is this different from annual recertification?
Annual recertification is the yearly filing work. Ongoing compliance support is the year-round checking that keeps the file ready for it. Many clients use both, and the second makes the first much smoother.
Do you need to come to the property?
Usually not. Most of the work gets done at our desk, and our meetings happen over a phone or video call. Records can be shared electronically. If sitting down in person would help, we can talk about it.
What does the free savings estimate tell me?
It gives you a rough idea of what the exemption is worth on your property, which shows what's at stake if compliance slips. It's free and there's no obligation.
Keep the exemption you already earned
A short phone call is enough to see where your property stands. We'll talk through your units and files and tell you plainly what kind of support makes sense.
