About Our Work

Live Local Act Consultant Tamarac works with owners of income-restricted rental buildings who want the Live Local Act tax break on their bill, and want it to stick year after year. Sit down with us in person, or keep the whole job on calls and video meetings. Most of our time goes into the details that decide whether a filing holds up: rent limits, income tiers and dates.

We keep it plain. You'll know what we need, what we found and what happens next. If part of your property doesn't qualify, we say so and show you which units and why.

How a Filing Runs

Most of our work happens by phone, video and shared documents. Here is the usual order.

  1. 1

    Free eligibility check

You call us and tell us about the property: unit count, rents and who lives there. We tell you if it looks like it qualifies and roughly what the exemption could save.

  2. 2

    Document list and review

We send a list of what we need. Then we go through the rent roll, leases and income files unit by unit and flag anything that needs fixing.

  3. 3

    FHFC certification

We prepare and file the request with the Florida Housing Finance Corporation. Their certification is what the county looks for next.

  4. 4

    County DR-504AFH filing

We prepare the DR-504AFH for the Broward County Property Appraiser, with figures that match the certification. We walk you through what you sign and why.

  5. 5

    Follow-up each year

Once you're approved, we set up the yearly income checks and recertification so the exemption carries forward.

What Moves the Cost

Every property is different, so we price the work after we look at it. The fee depends on how much there is to review and how clean your records are. Here is what makes the biggest difference.

We start with a free savings estimate by phone. If you move ahead, we give you a written fee before any work starts, with no dollar figures guessed on the first call.

Number of units
More units means more leases, more rents and more income files to check. A large building with many set-aside units takes more hours than a small one.
Condition of your records
A current rent roll and complete resident files go fast. Missing income documents or old leases mean we have to rebuild the picture first.
Mix of income tiers
Units at 60 percent of area median income and units at 80 percent have different limits. A property with both tiers needs more careful sorting.
First filing or renewal
A first-year application sets everything up from scratch. A renewal for a property we already know usually takes less time.
How close to the deadline
The county filing has a fixed March 1 deadline. Starting early gives us room to fix problems. Starting late can mean more work in less time.

Areas We Serve

We work with property owners in Tamarac and across Broward County. That includes Coral Springs, Margate, North Lauderdale, Sunrise, Lauderhill and Lauderdale Lakes, plus Plantation, Davie, Fort Lauderdale and Pompano Beach.

Common Questions

Does my property qualify for the Live Local Act exemption?

It depends mostly on how many units are rented to residents at or below set income levels, and whether those rents stay under the limits. The details matter, so we look at your actual rent roll. The eligibility check by phone is free, and we give you a straight answer.

How much could the exemption save?

Units for residents at or below 80 percent of area median income can get a partial exemption. Units at or below 60 percent can get a larger one. Your savings depend on your unit mix and your assessed value. We work that out in the free savings estimate.

What is the difference between FHFC certification and the DR-504AFH?

FHFC certification comes from the Florida Housing Finance Corporation. It confirms that your units meet the program's rules. The DR-504AFH is the application you file with the county property appraiser to get the exemption on your tax bill. You need both, and they have to match.

When is the deadline?

The county wants your DR-504AFH in hand by March 1 of the tax year you're claiming. FHFC certification has to come first, so the clock really starts well before that date. We like to begin in the fall when we can.

Do I have to file every year?

Yes. The exemption isn't permanent. Each year you recertify and file again, and resident incomes and rents have to still meet the limits. Our annual recertification and ongoing compliance support cover that.

What documents will you need from me?

Usually a current rent roll, leases, resident income records and basic property details. We send a written list for your property, so you only gather what's actually needed.

Do I need to come to your office?

No. You can stop in if you'd like to meet face to face. Plenty of owners never do. We talk things through on a call or video meeting, and you send the files over electronically.

Why Owners Work With Us

Most denied or reduced exemptions come down to small things. A unit count that doesn't match. A rent a few dollars over the limit. A form missing a signature. We check those before anything gets filed.

We check unit by unit

We go through your rent roll one unit at a time. We match each unit's rent and resident income to the right limit. A building-wide average can hide one unit that fails, and one unit can change your numbers.

Numbers that match across filings

The FHFC certification and the county application have to tell the same story. We use one set of figures for both, so the property appraiser doesn't find a mismatch and send it back.

An honest answer on whether you qualify

Some properties don't qualify, or only part of the units do. If that's your case, we tell you on the first call. We don't sell you a filing that won't hold up.

A clear list of what we need

You get a written list of the documents we need from you and why. No guessing, no repeat requests for the same lease.

We stay on after approval

The exemption has to be earned again each year. We keep track of the renewal dates and the income checks, so the work you did this year still counts next year.
